Leasing Land for hunting?

Who has experience with renting land for hunting? I am interested in what kind of documents are signed as well as what a 40 acre parcel that is solid oak hardwoods and surrounded by solid woods for several miles would typically go for. Its located near Adams friendship about a half hour north of Wisconsin Dells. My uncle is considering renting out his land and I am curious to find out if its worth it for both liability reasons as well as what he might expect to charge.
